Deed, Jacob Shaney To Chas. T. Taylor, Ent 14 Sept 1847
This Indenture made the twentieth day of August in the year of our Lord one
thousand eight hundred fourty seven, Between Jacob Shaney (or Shenie) now
living in the property hereafter described and Sarah his wife in the first part
and Charles T. Taylor of the city of Allegheny, Penna of the other part.
Witnesseth that the said party of the first part for and in consideration of
the sum of Fourteen Hundred and ten dollars lawful money of the United States
of America unto them well and truly paid by the said party of the second part
at or before the sealing and delivery of these presents the receipt whereof is
hereby acknowledged hath granted bargained sold aliened enfeoffed released
conveyed and confirmed and by these presents do grant bargain sell align
enfeoff release convey and confirm unto the said party of the second part his
heirs and assigns.
All that piece or lot of land being part of a larger tract situate in North
Sewickley Township in Beaver County Pa called "dolgelly" which was
granted by the Commonwealth of Pennsylvania to Benjamin Chew by Patent dated
24th January 1805 enrolled in Patent Book No. 50, Page 237 and sold bargained,
c, c, c, to Jacob Shaney (or Schoney) by deed dated 13th day of October 1837
and enrolled in deed Book P. Page 573 by Benjamin Chew the younger his attorney
in fact duly constituted by Letter of Attorney bearing date of 27th day of May
1820 and recorded at Beaver in Deed Book F. Page 83 which said piece or lot of
land containing nintyone acres strict measure and only a part therof containing
seventy one acres strict measure bargained and sold c c c as above described to
the said Charles T. Taylor for the aforementioned sum of money in hand paid as
above described which said lot or parcel of land containing seventy on acres
strict measure is contained within the following metes and bounds to wit
Beginning at a white oak the southwest corner of the said original or larger
tract then running with the southernmost outer line of the said original or
larger tract east eighty one perches and 38/100 of another perch to a post on
the said line thence by land of Frederich Dietrich part of the ninty one acres
being Twenty acres sold from the ninty one acres by said Jacob Shaney (or
Schenie) To the said F. Dietrich North one hundred and forty perches to a post
thence by land of M Shaner part of the original or large tract west eighty one
perches and 38/100 of another perch to a post on the westernmost outer line of
the said original or larger tract thence from the last mentioned line by land
of Benjamin Chew G. Hertzell south one hundred and forty perches to the place
of beginning containing seventy one acres of land strict measure. Together with
all and singular the buildings improvements ways water water courses rights
liberties priviliges hereditaments and appurtenances whatsoever thereunto
belonging or in any wise appertaining and the reversions and remainders rents
issues and profits thereof and all the estate right title interest property
claims and demands whatsoever of the said parties of the first part in law
equity or other wise howsoever of in and to the same and every part thereof. To
have and to hold the said lot of seventy one acres of land as above described
with all and every their hereditaments and promises hereby granted or mentioned
and intended so to be with the appurtenances unto the said party of the second
part his heirs and assigns to and for the only proper use and behest(?) of the
said party of the second part his heirs and assigns forever.
And the said Jacob Shaney (or Schenie) his heirs and assigns lawfully s
eised in fee of the aforementioned premesis That they are free from all
incumbances that he has good right to sell and convey the same to the said
Charles T. Taylor as aforesaid that he the said Jacob Shaney (or Schenie) his
heirs executors and administrators the aforesaid premisis to the said Charles
T. Taylor his heirs and assigns forever against the lawful demands of all
persons claiming or to claim the same. Shall and will warrant and forever
defend in Witness whereof the said parties of the first part have to these
presents set their hand in Dated the year and date first above written.

Received on the day of the date of the above Indenture of and from the
written named Charles T. Taylor the sum of Fourteen hundred ten dollars being
in consideration money therein mentioned in full.

Before me D.S. Scully an Alderman in and for said city personally came the
within named party of the first part and acknowledged this Indenture to be
their act and deed for the purposes therein mentioned and desired the same to
be recorded as such; And she this said Sarah Shaney being of full age and by me
examined seperate and apart from her said husband and the full contents of this
Indenture being made known to her upon such seperate examination declared that
she did voluntarily and of her own free will and accord seal and as her own act
and deed deliver the same without any coercion or compulsion of her said
husband.
