This Indenture made this 14th day of August 1844 between James M. Howe and Ann C. his wife of the County of Andrew and state of Missouri of the one part, and Allen Wamach of Buchanan County and the aforesaid state of the other part. Witnesseth that the Said James M. Howe and Ann C. his Wife, for and in Consideration of the Sum of Two hundred dollars to him in hand paid by the Said Allen Wamach the receipt whereof is hereby acknowledged has granted bargained and sold and by these presents doth grant bargain and Sell unto the aforesaid Allen Wamach his heirs and assigns a certain tract or parcel of land lying and being in the County of Buchanan, it being the East half of lot No. 1st on South East qr of North West qr of Section No. 4 of Township No. 56 of Range No. 36 Containing forty acres more or less, in the County of Buchanan and state of Missouri Together with all and Singular the appurtenances thereto belonging have and to hold the Said lands and premises herein mentioned unto the said Allen Wamach and his heirs for ever. Witnesseth that for and in consideration of fifty dollars to them the party of the first part in hand paid by the party of the second part the receipt whereof is hereby acknowledged that they have bargained sold and conveyed and do by these presents ratify and confirm unto the party of the second part a certain tract or parcel of land it lying and being in Buchanan County and State of Missouri and known and designated as forty acres of the west end of lot number one in the North East Quarter of Section number four of Township number fifty five and Range number

Know all men by these presents that we Conrad and Rachel Snowden of the Town of Tonculla in the County of Douglas and State of Oregon have made constituted and appointed and by these presents do make constitute and appoint Allen Wamack of the City of Dekalb in the County of Buchanan and State of Missouri our true and lawful attorney for us in our name place and Stead to enter into and take possession of all Real Estate belonging to us Situated in the County of Buchanan and State of Missouri and to bargain Sell grant convey and confirm the whole or any part thereof for Such price or Sum of Money or on Such terms as he may think best and for us and in our name to make execute acknowledge and deliver unto the purchaser or purchasers thereof good and Sufficient conveyance with Warranty of the Same and to demand receive and collect all Sums of Money which become due and payable to us by reason of Such Sale or Sales giving and granting unto our Said attorney full power and authority to do and perform all and every act and thing whatsoever requisite and necessary to be done in and about the premises as fully to all intents and purposes as we might or could do if personally present with full power of Substitution and revocation hereby ratifying and confirming all that our Said attorney or his Substitute Shall lawfully do or cause to be done by virtue hereof.

Wamach of the County of Buchanan and State of Missouri party of the Second part and Williard P. Wamach of the County of Buchanan and State of Missouri party of the third part. Witnesseth, that the said parties of the first part, in Consideration of of the debt and trust hereinafter mentioned and created and of the sum of One Dollar to them paid by the said party of the Second part, the receipt of which is hereby acknowledged, do by these presents Grant Bargain and Sell Convey and Confirm unto the said party of the Second part the following described Lot or parcel of Ground lying and being and Situate in the County of Buchanan and State of Missouri to wit: The South east quarter of the North East quarter of Section Twenty five (25) of Township fifty Six (56) of Range thirty Six (36), also the East half of the South west quarter of the South East quarter of the Same Section Township and Range. To have and to hold the same together with the appurtenances to the said party of the Second part and to his legal representatives forever; In Trust however for the following purposes. Whereas the Said Williard P Womach one of the parties of the third part has this Day Conveyed the ground above described to the said party of the first part and for the purchase money Therefor he Stands justly indebted to the party of the third part in the Sum of Five hundred and Seventy six & 64/100 Dollars, and for which said party of the first part has delivered two certain promissory notes described as follows to wit: One Note due Seven months after date for the Sum of One hundred and fifty one & 67/100 dollars and one note due on or before March 1st 1882 for the sum of Four hundred and twenty five dollars both drawing interest from date at the rate of 8 per cent per annum from date and both notes bearing even date with this deed

To all to Whom these presents shall come, Thomas R. Smith administrator of the estate of Allen Womack deceased send greeting. Whereas on the 24th day of May AD one thousand eight hundred and seventy nine the Probate Court of the County of Buchanan in the State of Missouri at the May term one thousand eight hundred and seventy nine of said Court ordered by an entry of Record that I as administrator of said Estate sell at public sale on the following terms to wit. cash in hand on day of sale the following described Real Estate situate in the County of Buchanan and State of Missouri to wit. Forty acres of land off the west end and side of lot number one (1) in the north east quarter of section four (4) township fifty five (55) range thirty six (36) in Buchanan County and State of Missouri excepting there from fifteen acres from the south end of said forty acres, or so much thereof as may be necessary to pay the debts of said Dec’d. And whereas previously to the day of sale hereinafter mentioned I as such administrator caused a notice that said Real Estate would be sold at public sale on the 7th day of July A.D. one thousand eight hundred and seventy nine while the Probate Court of said County of Buchanan was in session at the Court House door in the City of St Joseph in said County of Buchanan on the following terms to wit. Cash in hand on day of sale to be published in the St Joseph Gazette a newspaper published in the said County of Buchanan for four weeks before the day of

sale and Whereas previously to such day of such day of Sale I as such Administrator had said Real Estate appraised in due form of law by J. M. Dunning, A. J. Lewis and Leno. Peters three disinterested householders of said County who on the 7th day of July A.D. 1879 having first made the affadavit required by law appraised said Real Estate to be of the value of five dollars per acre and so certified in their certificate of appraisement by virtue of which said order of sale notice and appraisement and the power in me vested by law so to do as such administrator did on the 7th day of July A.D. one thousand eight hundred and seventy nine between the hours of nine oclock in the forenoon and five oclock in the afternoon of that day at the Court House door in the City of St Joseph in said County of Buchanan while the Probate Court of said County was in session expose to sale openly at public auction on the terms mentioned in said order and notice all the right title and interest which said Allen Wamack had in and to said Real Estate at the time of his death and John B. Corbitt being the highest and last bidder for said Real Estate at the price and sum of thirty eight Dollars and __ cents the same was stricken off and sold to said John B. Corbitt for that sum, And whereas at the term of the Probate Court of said County of Buchanan next following the sale of said Real Estate being the August term A.D. 1879 of said Probate Court and on the 14th day of August A.D. 1879 I as such administrator made to said court a report verified by my affidavit as the law directs and accompanied by the Certificate of appraisement and a copy of the advertisement of my proceedings touching such sale including the manner time terms and place of sale and of the property sold and to whom sold all as heretofore set forth and which report was thereupon approved by said Court and by its proper order entered of record. Now therefore in consideration of the premises and of the said sum of Thirty Eight Dollars and __ cents to paid said administrator paid by said John B. Corbitt (the receipt whereof I do hereby acknowledge) and by notice of

the authority in me vested by law I Thomas R. Smith the Administrator as aforesaid do hereby grant sell and convey to the said John B. Corbitt all the right title and interest which the said Allen Wamach had of in and to said Real Estate at the time of his death. To have and to hold the right title and interest hereby conveyed unto the said John B. Corbitt his heirs and assigns forever with all the rights and privileges thereto belonging. Witnesseth That the said parties of the first part in consideration of the sum of Three hundred Dollars, to them paid by the said parties of the second

part, the receipt of which is hereby acknowledged do by these presents Remise, Release and forever Quit Claim, unto the said parties of the second part, the following described lots, tracts or parcels of Land, lying, being and situate in the county of Buchanan and State of Missouri, to wit:

Twenty five (25) acres more or less in the north part of Thirty nine and 81/100, 39 81/100 acres in the West part of lot one in the north east quarter of Section no four (4) Township fifty five (55) of Range thirty six (36). This deed is made to perfect the title in a deed made on the 8th day of Feby 1888 by George W. Womack and F. M. Womack to Thomas J. Hill to the above described land.

To Have and to hold the same, with all the rights, privileges and appurtenances, immunities, thereto belonging, unto the said parties of the second part, and their heirs and assigns forever; so that neither the said parties of the first part, nor their heirs, nor their heirs, nor any other person or persons, for them on in their names or behalf shall or will hereafter claim or demand any right or title to the aforesaid premises, or any part thereof, but they and every of them shall by these presents be excluded and forever barred.
