      2-241: 2 Dec. 1790, Matthew Duncan of York Co. PA, hatter, and Elizabeth his wife late Elizabeth Nicholson, daughter of William Nicholson decd late of Franklin Co., to James Dunkin of City of Philadelphia and state afsd, gentleman, that said William Nicholson decd. by will bequeathed 1/3 part of his real estate to his wife for life, and if she wanted to live apart from her children, then the right of the dwelling house in which said William Nicholson lived should be vested in her during her life. And also gave to his children John, Samuel and Elizabeth to have their respective undivided equal shares in the remaining 2/3 of his real estate and in like manner three equal shares out of the remaining part after the death of his wife, and that said John, Samuel and Elizabeth should hold the same as tenants in common. Now the said Matthew Duncan and Elizabeth his wife for 400 pounds PA money paid, release to the said James Duncan the right ... of Matthew Duncan and Elizabeth his wife which they had or were entitled to under the will of the said William Nicholson decd to all that tract of 275 acres or land more or less on Canawchiage? PA, minister of the gospel, for 650 pounds PA money paid, all the following lots or parcels in town of Shawsburg in co. & state afsd, known in the general plan of said Town No.13 & No.14; Lot No.13 being 30 feet in front and 123 feet back, being one half of a lot which Dewald Keefer Senior granted to George Lucas 5 Aug. 1790, who conveyed the half lot to Matthew Duncan 9 April 1793; lot no.14 being 60 feet front and 123 feet back adj. lot no.13 being a grant 29 Nov. 1790, by Duvald Keefer senior to Jacob Rotz 29 Nov. 1790, and the said Jacob Rotz on 5 Jan. 1793 conveyed the said lot on ... who conveyed to Matthew Duncan, together with all the buildings and improvements thereon ... subject to the yearly ground rent ... payable to proprietor of the Town of Strasburg aforesaid, warrant title. /s/ Mattw.       8-276/277: 22 April 1805, James Campbell of Shippensburg PA, merchant, and Sarah his wife late Sarah Duncan, one of the daughters & heirs of Daniel Duncan of same place decd, to Arnold Duncan of the same place Cotton Manufacturer one of the sons and heirs of said Daniel Duncan of same place; the party of the first part at the sealing of these presents was seized in fee simple of the premises, for $450 on 7 Feb. 1804 paid, have granted and released the one undivided tenth part of all the real estate of said Daniel Duncan decd who died intestate, which according to the laws did descend to or vest in the said Sarah Young one of the daughters and heirs as aforesaid and to which the Frances Campbell, by virtue of his intermarriage with the said Sarah has or had any claim therein wherever the real estate may be situated in PA or any other of the US and by whatever title ... the undivided tenth part or share of two certain tracts of land ... one house? in Franklin Co. PA called Nagle's tract sold to the Nagle family containing (blank) acres more or less and the other near Shippinsburg on the Mount rack road to Carlisle adj. lands late of Edward and Joseph Shippen, lands of Alexander Peebles the Alexander's, William Barr and Samuel Shippey's heirs, containing 259 acres more or less. The said Daniel Duncan having left issue nine children and the oldest for having been allowed a double share (before execution hereof it is mutually agreed that altho Sarah and Francis Campbell own one ninth of Nagle's tract a part of said tract or of the said Mount Rock Road tract, is granted, but their share of both tracts is reserved), together with appurtenances, to have and hold one undivided tenth part ... PA, for $600 paid, sell all our share or entire part of sundry lands and houses which Francis Campbell and wife Sarah 22 April 1805 sold to said Arnold Duncan in fee simple, it being a one tenth part of the estate of Daniel Duncan decd which fell to said Sarah Campbell one of the daughters of said decd ... one tract of about 450 acres more or less ... also a part of a tract of land in dispute with Chesnut and a storic? House in Shippensburg, all in Cumberland Co., one tract of land in Mifflin Co. on the N side of Juniatta River adj. lands of Thomas Smith, Hamilton & others containing about 700 acres more or less, also a small improved in Zath? Valley adjoining lands of Alexander and others and a tract of land in Ambergeris?       10-639: 16 April 1796, From said Mr. William Duncan the quantity of 2,441 acres of land at 3 shillings & nine pence per acre for which I have this day recd. his assumption for $820 worth of dry forages? 6 months owed and a note on John Nicholson for $400 in full for payment of sd land which is in South Mountain nearly opposite the Town of Shippensburg & for which I am to procure the deed Polls of such as are in that country, /s/ Saml.       10-640: Agreement, 16 February 1795, between William Duncan of Philadelphia Co. and Samuel Nicholson of Franklin Co., that William Duncan do give to said Samuel Nicholson 152 pounds 1 shilling and 1 pence the computed costs of warranting and taking up excepting surveying and returning 20 warrants of 400 acres of land each being double this sum warranting at 50 shillings the hundred acres and the office fees counted at 31 shillings 6 pence & surveying legal fees at 50 shillings per tract, and I, Samuel Nicholson, having obtained sundry warrants in the names of different persons for land in the South Mountain & County of Franklin lying and being within the bounds of a survey there made the Quoit? of which is now with the said William Duncan, I do hereby for and in consideration of the sum of money afsd agree for the my? heirs of and that he the said William shall have one whole equall half share of 20 of the afsd surveys made or to be made within the large survey of which he has the affsd drafts or plots, the ?? setting the Pre? PA, to Alexander Duncan of co. & state afsd, that there was granted to Benjamin Chambers a large tract of land by patent 14 March 1764 entered in Patent Book A Vol.19 pg.190, and said Benjamin Chambers and wife Jane 25 April 1779 sold to Thomas Shannon a lot of ground, part of the afsd large tract, (description not copied), now said Thomas Shannon and wife Jane for 30 pounds PA money paid sell to said Alexander Duncan the lot known in the general plan of Chambersburg by No. 342, together with appurtenances, warrant title. /s/ Thomas Shanon, Jane Shanon.
