KY by her will bequeathed to Hannah Rheams late Hannah Clarke, daughter of Mary & David Clarke and grand daughter of David Duncan and said Margaret Duncan, the sum of $200 to be paid said Hannah by executor of said Margaret, and Hannah Rheams is or may be entitled to a portion of the estate of her grandfather or grandmother above mentioned, now we Solomon Rheams, husband of said Hannah, and Hannah Rheams, for $110, assigned to said Samuel Kingston the full amount of said legacy of $200, and also transfer to said Samuel Kingston all the claim, etc. of us to any part of the estate, and appoint said Samuel Kingston our attorney to ask for, etc. the same. /s/ Solomon (X) Reams, Hannah (X) Reams.       32-419/420: 2 Nov. 1825, Samuel Duncan of Pitt Twp, Allegheny Co. PA, and wife Ann, to Jacob Eward of City of Pittsburgh and George Rice of Pitt Twp., Allegheny Co., for $2,300 paid, sell to said Jacob Eward and George Rice, a tract or piece of land on Grants hill in Twp. & Co. afsd, adj. line of land formerly sold by said Duncan to (blank) Allen, line between said Duncan and William B. Foster, line of land formerly sold by said Duncan to said Eward, and William Arthur's line, containing 105 acres more or less, being part of a larger tract which Margaret Duncan by deed 25 March 1820 recorded Book 2 Vol.27 pg.309 conveyed to said Samuel Duncan and John Finley as tenants in common, which by deed of partition between said Samuel Duncan and John Findley (sic) 27 April 1823 recorded Book E Vol.30 pg.159 was divided and a certain part including the above premises was allotted to said Samuel Duncan, together with the buildings, etc., warrant title. /s/ Saml.       34-311: Articles of Agreement between John Wilkins Junr of Allegheny Co. PA and Nicholas Herbemont of county & state afsd; First: the said John Wilkins for consideration hereafter mentioned, agrees with said Nicholas Herbemont that he Nicholas Herbemont shall on or before 1st August next settle and improve a certain tract of land on the waters of Pine Creek and on the north side of said creek adj. a tract known as Thirteen Mile Spring Tract on the west, and continue his settlement and improvement for 5 years, building a house fit for habitation of man, and clearing and fencing ten acres fit for cultivation. In consideration of which, and as an encouragement to said Nicholas Herbemont, the said John Wilkins promises the said Nicholas Herbemont to convey or cause to be conveyed to said Nicholas Herbemont 200 acres of said tract of land to be divided according to quantity and quality, reserving to said Nicholas Herbemont what improvement he may make on said land, and for the said quantity of land the said John Wilkins shall at the termination of afsd period of 5 years give a deed for the same free from all incumbrances, and warrant the same to the said Nicholas Herbemont.       34-312: 30 Sept. 1796, Nicholas Herbemont of Allegheny Co. PA, the within grantee, for $100 paid, sell to Andrew Duncan my interest in the land therein mentioned, he the said Andrew Duncan promises and engages to perform on his part so as to complete the improvement agreeable to the conditions herein mentioned. /s/ N. John Darragh Esq., of said City being duly sworn says that the attestation to the foregoing assignment as a deponent verily believes in the hand writing of J.D. Williams now deceased.       35-335/337: 26 Dec. 1827, Jane Duncan of City of Pittsburgh, PA, widow, to William McKnight of same, merchant, for $9,000 paid, sell to said William McKnight the two following lots of ground, to wit, all that lot or piece of ground in City of Pittsburgh No.29, bounded by Allegheny River, Lot No.30, Penn Street, and Lot No.28, being the same lot which John Penn Junr. and John Penn by deed 28 Dec. 1784 conveyed to David Zeiglor who conveyed 10 April 1788 to James Bryson who with wife by deed 6 July 1805 conveyed to George Wallace who with wife 23 June 1806 conveyed to Samuel Roberts which by process issued out of the Court of Common Pleas of Allegheny Co. against said Samuel Roberts was by deed poll of Morgan Neville Esq. Sheriff of said Co. 16 Aug. 1822 conveyed to said Jane Duncan; also that other lot of ground in aforesaid city of Pittsburgh, Lot No.30, bounded by Allegheny River, Pitt Street, Penn Street, and lot No.25, being the same lot which James Gamble by deed 29 July 1795 conveyed to Alexander Scott which Alex Scott and wife 17 March 1796 conveyed to William Kidd and which William Dowes and Mary his wife 20 April 1802 conveyed to Thomas Forrce, she the said Mary being the legal heir of said William Kidd, and which the said Thomas Forrce on 20 Feb. 1804 conveyed to Samuel Roberts which by virtue of process issued as aforesaid was by deed poll from Morgan Neville Esquire Sheriff conveyed together with afsd Lot No.29 by deed to said Jane Duncan, together with buildings, etc., warrant title. /s/ Jane Duncan.       36-361/362: 25 Jan. 1828, William Wilkins, Daniel Speers and John Duncan, trustees of John McCombs, to John McCombs of City of Pittsburgh, PA, for $1 paid, sell to said John McCombs the piece or parcel of ground, part of lot No.317 in City of Pittsburg, adj. other part of Lot No.317, Wood Street, and Third Street, being part of the premises conveyed to parties of first part by deed of trust from said John McComb and wife 4 Oct. 1819, and being so much of said premises as were not embraced in the Articles of Agreement entered into on 15 May 21 between the parties of the first part and Robert Patterson and Jonathan H.       37-150/151: 26 June 1826, William Blair, Treasurer of Allegheny Co. PA, that a tract of land containing 700 acres adj. lands of J. Jones and D. Ferguson in Cunningham's District in Deer Township in Allegheny Co., surveyed to Thomas Duncan or returned in his name as the reputed owner, has been rated and assessed with divers taxes, County taxes for 1823 and 1824 $8.40, road taxes for 1823 and 1824 $14, which remain due and unpaid, and the Treasurer pursuant to provisions and in the manner directed by act ... selling unseated lands for taxes ... [after notice to the reported warrantee, and notice in the newspaper etc.] public sale, sold to John Anderson for $60, he being the highest and best bidder; Now William Blair Treasurer for $26.27-1/2 paid me and $33.72-1/2 secured to be paid, sell to said John Anderson all that described tract of land. /s/ W.       37-306/308: 4 Dec. 1827, William Wilkins, Daniel Speers and John Duncan, Trustees of John McCombs, to Henry Holdship, for $5,000 paid, sell to said Henry Holdship the piece of ground with a three story brick house erected thereon at the corner of Wood and Third Streets in City of Pittsburgh, adj. line of Lot No.318, on Wood Street, the frame house, with the full and exclusive right of the stair case belonging to the said brick house, being part of Lot No.317, subject to an annual ground rent payable to Representatives of John Ferree decd. of $50 and reserving to the parties of the first part the use of the alley from Third Street about 3 feet wide from Third Street along lot No.318 to the ground on which the frame building stands, being the same premises conveyed to parties of first part by deed of trust from John McCombs and wife 4 Oct. 1819, which parties of first part by Articles of Agreement 15 May 1821 agreed to convey to Robert Patterson and Ina H. Laurbdin which was levied on by two judgements against said Patterson & Laurbdin and conveyed by two deeds from William L. Leeky Esq. Scully and James R. Butler, executors of will of James O'Hara late of City of Pittsburgh, decd, by deed 9 June 1823 conveyed to Thomas Cooper, S. Remington, N. Holmes, G. Scott, James Verner, W. Fitzsimmons, J. Morrison & Henry Holdship, trustees of the said burying ground, a lot of ground containing one acre, adj. the Catholic ground on Liberty Street extended in Pitt Twp, to them the said Thomas Cooper, C.K. Page, S. Remington, N. Holmes, G. Scott, James Verner, William Fitzsimmons, J. Morrison and Henry Holdship, in trust for the Methodist Burying Ground Articles of Compact and Constitution, rec. Allegheny Co. Book S2 Vol.30 pg.294, and by deed recorded Book E2 Vol.30 pg.292; that by act 8 March 1828, the Methodist Congregation of City of Pittsburgh was incorporated as Methodist Church, affairs managed by 9 trustees, the male members of the Methodist Congregation want to place the lot of ground in the hands of the Trustees, on 4 Aug. 1828 at a meeting held at the New Methodist Episcopal Church they resolved to transfer the trust to the new trustees ... the [present] trustees Thomas Cooper, Stephen Remington, James Verner, Standish Peppard, James Duncan, Thomas Robinson, Jesse Burbbagge, Nathaniel Holmes and James Walkers, for $1 paid by said Thomas Salters, Patrick Leonard, Edward Moor, Thomas Robinson, Joseph Tabor, Adam Baker, Stephen Remington, Andrew Applegate and John Bayard, Trustees ... the parcel of ground. /s/ James Duncan, Thomas Robisson, Jesse Burbbagge, Nathl.       39-97/98: 20 Feb. 1829, Henry Albright of Village of Nazareth in Northampton Co. PA, gunsmith, and wife Barbara, to John Duncan of Point Twp, Allegheny Co. PA, for $250 paid, sell to said John Duncan a tract of land on the north side of the Allegheny River on the waters of Pine Creek and Gurleys run in the east part of District No.3 in Allegheny Co., adj. Lot No.84, Lot No.82, and Lot No.77, containing 100 acres, being the tract which became in the lifetime of Bernard Hubley lawfully vested in said Bernard Hubley who made his will where he appointed Anna Maria Hubley and Jacob Hubley to be executors, the will proved in the Lancaster Register's Office, and Anna Maria Hubley "(alias Hubelie)" and Jacob Hubley by deed 25 Aug. 1806? Riddle of City of Philadelphia, merchant, and wife Sarah Jane Riddle, Ross Wilkins of city of Pittsburgh, counsellor at law and wife Maria Wilkins, are bound to John McKee and Doctor Joseph P. Gazzam of Pittsburg, executors of will of Jane Duncan decd, for $2,000; that the afsd Mrs. Jane Duncan late of City of Pittsburgh, widow, made her will dated (blank) April 1829 and directed among other things, that Third, I give to my daughter Eliza Duncan the sum of $8,000, ... my executors to have safely invested for her use ... interest paid semi annually as long as she remains unmarried and secured in case of her marriage for her use ..., in the event of the death of my said daughter Eliza without heirs the afsd sum of $8000 be given in equal shares to the surviving children of Ross and Maria Wilkins and John S. and Sarah Jane Riddle, and the said Eliza Duncan has requested the executor of Jane Duncan decd to advance to her $1,000 and the said Ross Wilkins and John S. Riddle have joined in the request, and the said Maria Wilkins and Sarah Jane Riddle have likewise joined in the request, ... and the executors have agreed to advance to the said Eliza Duncan the $1,000; now the condition of the above obligation is such that said Eliza Duncan, John S.       43-210: 22 May 1832, Bond of Ross Wilkins and Robert T. Stewart of City of Pittsburgh, PA, to John McKee and Joseph P. Gazzam executors of will of Jane Duncan late of said city deceased, for $1500; that Ross Wilkins and wife Maria formerly Maria Duncan are per will of said Jane Duncan decd. entitled to certain sums of money, and the executors at the request of said Ross Wilkins have paid him $1300 on account for uses specified in the will of said Jane Duncan decd, If the said Ross Wilkins and Robert T. Stewart shall indemnify the said John McKee and Joseph P. Gazzam, executors, for having paid to said Ross Wilkins $1300, this obligation to be void. /s/ Ross Wilkins, R.T. Stewart. Wit. Wm.       45-202/204: 6 May 1833, Collins Stevenson Esq. of Wilmington, Delaware, attorney at law, of first part, Eliza Duncan of City of Philadelphia single woman of second part, and John S. Riddle merchant of City of Philadelphia of third part; whereas a marriage is intended between said Collins Stevenson and Eliza Duncan, and Eliza is possessed of certain property, more particularly $8000 bequeathed to her by the will of her decd. mother Jane Duncan, and it has been agreed to settle the estate of Eliza Duncan with the consent of Collin Stevenson; Now Eliza Duncan in consideration of the intended marriage and $1 paid by John S. Riddle, transfer to said John S. Riddle all the estate of said Eliza Duncan real and personal and mixed whatsoever to the said John S. Riddle in trust, he to pay the rents etc. to the said Eliza Duncan while sole and after her marriage shall pay the same to Eliza Duncan during her coverture, and if Eliza Duncan shall survive her intended husband then John S. Riddle shall convey the real and personal estate to said Eliza Duncan, and if Eliza Duncan shall not survive her intended husband, then John S. Riddle shall convey the said real and personal estate to the child or children of said Collin Stevenson and Eliza his wife in equal proportion, but in default of children, then convey the real and personal estate to whomever Eliza Duncan named in her will, or to whoever would be entitled if she died intestate. /s/ Collin Stevenson, Eliza Duncan, Jno. PA "(the said Samuel & Hannah being children and heirs of David Duncan late of the said County deceased)" to Jonas Roup of same place, for $223 paid, sell to said Jonas Roup a tract or piece of land in Pitt Twp, by land formerly of Major Smallman now James O'Hara's heirs, by land formerly George Croghans now Samuel Ewalt, by land formerly in dispute between Crogran and Serbe? now the heirs of Winebiddle, by land of Alexr McGregor, by Rayald's land, by land late of Edward Smith now Henry Fultons, by land patented to Jacob Negley & Margaret Duncan, containing 223 acres, being part of a larger tract surveyed for Joseph Irwin 26 Oct. 1769 per Order No.1763 dated 3 April 1769 which afterwards by diverse conveyances became vested in said David Duncan, and on 20 Aug. 1787 patent was granted to Ephraim Blaine for same tract, and afterward by a decision of Court of Common Pleas the same was adjudged to said David Duncan, together with the buildings, etc., warrant title. /s/ Samuel Duncan, Ann Duncan, Jno.
