Esqr. and wife Jane to John Duncan, for $300 paid, sell house and lot in McKeesport fronting 60 feet on Fourth Street, and joining No.202 to the west, 140 feet to Papa Alley and with said alley 60 feet by lot No.200, 160 feet to said Fourth Street, and is numbered 101 in the general plan as recorded in Allegheny Co., which was conveyed by John McKee and wife Sally to said John Sherer 24 Dec. 1795 as recorded in Book L pg.419, which they make over to the said John Duncan, warrant title. /s/ Jno. Sherer, Jean Sherer. Wit. Wm. McClure Jur. John Scherer (sic) and wife Jane appeared 20 Oct. 1804 before Wm. McClure Jr., Justice of the Peace for Allegheny Co. Recorded 6 June 1805.       13-149/150: 19 Oct. 1804, John Sherer Esqr. and wife Jane to John Duncan, for $300 paid, sell lot or parcel of ground in Township of Versails, beg. at a post, then by lands of Andrew McCullough to a road leading by the side of the grave yard at the town of McKeesport, then along said road ... then by the road from McKeesport to Reeds Brewery, then by lands late the property of John Reed on which the before mentioned brewery is erected to a corner on a line of the lands of Andrew McCullough afsd, then with his lands to the beg. It is a parcel of a certain tract of land situate at the confluence of Monongahela and Youghagania Rivers in Allegany Co. of which John McKee was seized by patent 4 Nov. 1795, recorded in Patent Book 27 pg.177, and the above piece of ground conveyed by said John McKee and wife Sally by deed 26 Aug. 1797, recorded in Allegheny Co. in Book G pg.253 to James Foster who by deed conveyed to John Sherer Esq. 26 March 1803, recorded at Pittsburgh in Book L pg.301 & 302, now the said John Sherer and wife Jane have conveyed the land containing one acre and 30 perches to the said John Duncan, warrant title. /s/ John Sherer, Jean Sherer. Wit. to receipt, Wm. McClure Junr. John Sherer and Jane his wife appeared 20 Oct. 1804 before Wm. McClure Junr, JP of Allegheny Co. Recorded 6 June 1805.       16-493/494: 2 May 1810, Agnes Criner of Butler Co. PA to James Duncan of Washington Co. PA, for $337.50 paid, sell to said James Duncan a tract or parcel of land in Deer Twp. in Allegheny Co. in Cunningham's District of depreciation land, being the south end of Lot No.175, adj. the lot whereon Samuel Neeling did live, then by lot No.174, then lot No.146, containing 200 acres, being lot No.175 by patent 6 July 1786 in Patent Book 7 pg.216 granted to John Dickey and James Armstrong as tenants in common, and said John Dickey on 1 June 1791 recorded in book (too faint) pg.399 granted his half part to said James Armstrong who on 30 Aug. 1796 recorded Book F pg.18 granted to Wilson Hunt and by James Sample his atty. in fact on 27 June 1801 recorded Book K pg.270 granted to Samuel Keeling's who by deed 6 May 1808 recorded 8 April 1809 conveyed to Agnes Criner, the south end of said lot or tract No.175, containing 100 acres, warrant title. /s/ Agnes Criner. PA, for $2,566, sell land he the said James Duncan and Mary his wife now lives, with all appurtenances, beg. by land of James Cadoo, land of Thomas McDinald, land of Abm. Wilson, land of James Miller, land of Thomas Crafort, containing 171 acres and 123 perches, refer to conveyance from James Miller & Mary his wife to William Boyd 27 April 1798, and also to a conveyance from William Boyd and Margret his wife to above named James Duncan 29 May 1800; warrant title. /s/ James Duncan, Mary Duncan.       18-278/279: 2 April 1810, James Duncan & uxor of Mifflin Twp, Allegheny Co. PA, to James Caldoo of same, yeoman, that patent 23 May 1787 on Patent Book No.10 page 131 granted to John McDaniel a tract of land called "Danaldson" on the waters of Peters Creek in Allegheny Co., and said John McDaniel now deceased by his last will bequeathed the tract of land to his son Thomas McDaniel and said Thomas McDaniel by deed 11 April 1797 conveyed 10 acres of said tract to Wm. Boyd, and said William Boyd by deed 29 May 1800 to James Duncan recorded in Allegheny Co. in Book I pg.474, now the said James Duncan & uxor for $76 paid by said James Caldoo, sell to said James Caldoo that parcel of land, it being part of the 10 acres above mentioned, beg. at a post then by land of James Caldoo ... then by land of James Duncan, containing 4 acres and 120 perches strict measure together with all the buildings, improvements, etc., under and subject to the payment of all taxes or assessments hereafter accruing, warrant title. /s/ James Duncan, Mary Duncan. PA, merchant, for 5 pounds money of PA in specie paid, sell to David Duncan a lot or piece of ground in town of Pittsburgh marked in Colonel Woods General Plan of said Town No.161, containing in breadth 35 feet and in length 80 feet, bounded by Front Street, Lot 762, and Lot 160. /s/ John Penn Jr., John Penn.       19-103: 6 April 1813, James Duncan & uxer? of Mifflin Twp, Allegheny Co., PA, and Mary his wife, to James McClure Senior of Adams Co. PA, Yeoman; that by patent 25? May 1787 recorded in Patent Book 10 pg.131 granted to John McDaniel now decd land called "Donaldson" on the waters of Peters Creek in Allegheny Co., and said John McDaniel now decd by will vested the title in his son Thomas McDaniel and said Thomas McDaniel & Susannah his wife on 11 April 1797 conveyed 10 acres of said land to William Boyd and said William Boyd and wife Margaret conved said 10 acres to said James Duncan on 29 May 1800 recorded Book I pg.474; now said James Duncan and wife Mary for $72.50 paid, sell to James McClure that parcel of land, part of the above described ten acres, beg. ... by other land of said Duncan and now McClures, adj. land conveyed to James Kiddoo, by land now Edward Riggs, containing 5 acres and 50 perches, warrant title. /s/ James Duncan, Mary Duncan.       19-145: 13 Oct. 1813, Samuel Duncan of Butler Co. PA and Ann Duncan his wife to Henry Baldwin of Borough of Pittsburgh, for $1500 paid, sell all that lot or piece of ground in the Borough of Pittsburg, lot No.175, containing in breadth 35 feet and in length or depth 80 feet, (more not copied), being the lot which the proprietors of the City of Philadelphia PA on 11 May 1786 conveyed to Samuel Bryan and Samuel Bryan by deed 10 July 1790 granted to the said Samuel Duncan, together with the buildings, improvements, etc. /s/ Saml.       19-282: 24 Feb. 1787, John Marie of Town of Pittsburgh in Westmoreland Co., merchant, to William Wilson of same, merchant, for 21 pounds PA money paid by said William Wilson, sell to said William Wilson all that lot of ground in town of Pittsburgh marked No.160 (more not copied), being the same lot of ground that was granted by John Penn Junior & John Penn Esquires to said John Marie 11 May 1786. /s/ John Marie, wit.       19-282: I hereby ack. & declare that a lot of ground in town of Pittsburgh No.160 conveyed to me this day by John Marie is held in trust by me for David Duncan & for his use? and behoof, 24 Feb. 1787. /s/ Wm. Wilson, wit. George Wallace. Allegheny Co., before one Samuel Roberts Esq. President of the Court of Common Pleas, came James Prison who says he is well acquainted with the handwriting of George Wallace Esq. decd. and also with the handwriting of William Wilson late of Pittsburgh deceased and that he believes the name "George Wallace" subscribed as a witness is of the handwriting of the late George Wallace Esquire of Braddockfield and that the name "William Wilson" subscribed to the said deed as grantor is of the handwriting of the late William Wilson of Pittsburgh, merchant. 17 Sept. 1813, /s/ James Prison, before Saml.       19-282/284: 14 Aug. 1813, William Wusthoff Esqr. High Sheriff of Allegheny Co. PA, that David Steele (lately) in the County Court of Common Pleas held at Pittsburgh for Allegheny Co., at the March term 1801, by the Judgment of the same court, did recover against Margaret Duncan executrix and Abraham Kirkpatrick and George Wallace executors of David Duncan decd, as well the sum of 173 pounds 14 shilling PA money, of debt, as also $12.71 which to the said David Steele were adjudged in the said court for his debt damages & costs, and by a writ of the Commonwealth afsd of fieri facias ... 29 Sept. 1804 to the Sheriff, he was commanded out of the goods & chattles lands & tenements of said David Duncan decd. in the hands of his execx & execr he should levy the debt ... and have the money by the 4th Monday of December then next, ... having no goods and chattles in his bailiwick, ... he seized two lots No.160 & 161 in the borough of Pittsburg (more not copied) and sold them at public sale on 14 August 1813 to Christopher Cowan of Borough of Pittsburgh for $1645, being the highest bidder ..., this a deed to said Christopher Cowan for Lots 160 & 161 ... /s/ Wm.       19-349: 14 April 1814, that the Commonwealth of PA by patent 3 Jan. 1814 granted to Jacob Negley and Margaret Duncan a tract of land in Pitt Township, Allegheny Co. PA, adj. land of Margaret Duncan, Edward Smith, Henry Fulton, containing 48 acres 12 perches, recorded in Patent Book H Vol.10 page 72, that said Margaret Duncan in consideration of said Jacob Negley having by an instrument of writing bearing even date herewith granted and released to the said Margaret Duncan a certain portion of the above described tract of land for $1 paid, has sold to said Jacob Negley the portion of the tract of land, beg. at a post ... by land of James OHara, ... then by Manor land, ... then by said Margaret Duncan's portion of the said tract, ... containing 28 acres and 100 perches, as his full share and divident of the afsd tract of land. /s/ Margaret Duncan. Received on the day of the date of the foregoing release of and from the said Jacob Negley, the sum of $1 being the consideration money. /s/ Margaret Duncan.       19-375/376: That on 3 Jan. 1814, PA granted to Jacob Negley and Margaret Duncan a tract of land in Pitt Twp, Allegheny Co., by land of Major Smallman, land of Margaret Duncan & land of Ed. Smith, land of Henry Fuller, and by a larger tract of which this is a part, containing 48 acres 112 perches, recorded in Patent Book H Vol.10 page 72; now Jacob Negley in consideration of the said Margaret Duncan having by deed dated herewith granted and released to said Jacob Negley a certain portion of the above tract for $1, does grant to said Margaret Duncan the following portion of the said tract, ... by land of Henry Fuller, by land of Jona? PA and wife Mary to Thomas Duncan of same place, for $475 paid, sell to said Thomas Duncan three lots or parcels of ground in Sidneyville on the south side of the Monongahela River in St.Clair Twp in Allegheny Co. afsd marked in the plan of Sidneyville No.18, 43 & 50; the said Lot No.18 bounded by Centre Street, by lot No.19, by Liberty Street ...; Lot No.43 bounded by Lot 42, by Franklin Street ...; Lot No.50 bounded by Franklin Street, by Washington Street, by Harmony Street &c and by Lot No.49 ..., being part of the land surveyed by James Hendricks on 27 June 1769 per Order No.41 dated 24 May 1769, which John Ormsby was seized in fee who by deed 1 Dec. 1804 recorded Book N pg.163 conveyed 50 acres to Isaac Gregg & Sidney his wife who on 31 March 1813 recorded Book S pg.516 conveyed parts thereof including the lots hereby granted to said John McDonald, which said land was by patent 16 April 1813 granted to Oliver Ormsby in trust for himself and other heirs of said John Ormsby decd, the said Sidney being one of the said heirs; John McDonald warrant title. /s/ John McDonald Jr., Mary McDonald.       19-401: 22 June 1811, Stephen Bayard of Elizabeth Town and Twp, Allegheny Co., and wife Elizabeth, to Thomas Duncan, schoolmaster, of said town and county, for $15 paid, sold to said Thomas Duncan a piece of ground numbered 71 in plan of Elizabeth Town, on the Monongahela, bounded by Hugh Danson's (Parison's?) line, fronting on Market Street, adj. out Lott No.21, the public road to ?Trots? Town or Wilson's Mill, the public road leading to Philadelphia, all within the boundary or crotch of said two roads up to said Davison's line, one half acre more or less. /s/ S. PA to John Ralston of Allegheny Co., for $150 paid, sell to said John Ralston that certain house and lot containing one acre and 30 peches more or less in Versailles Twp, Allegheny, PA, adj. lands of Andrew McCullough, road leading past the grave yard near the Town of McKeesport, road leading from McKeesport to Roads Brewery, lands late the property of John Read on which the brewery is erected, and the corner on a line of lands of Andrew McCullough; it is a parcel of a larger tract of land patented to John McKee 4 Nov. 1795, recorded in Patent Book 27, pg.177, conveyed by John McKee and wife Sally 26 Aug. 1797, recorded Book G pg.253 to James Foster who conveyed to John Hurin? Esq. on 22 March 1803 recorded Book L pg.301 & 302, the said John & Jane his wife by deed 19 Oct. 1804 conveyed to John Duncan "(partie hereto)."       20-200/201: 6 Dec. 1814, Thomas Duncan of Borough of Pittsburgh, Allegheny Co. PA, to Wilson McGowan of Burlington Co. NJ, for $50 paid, sell to said Wilson McGowan a lot or piece of ground in Elizabeth town numbered 71, bounded E. by Hugh Davison's line on the hill, W. fronting Market Street adj. out lot no.21, N. by Public Road to Wilson's Mill or Robbs Town, S. by Public Road leading to Philadelphia, all the land within this boundary or crotch of the said two roads up to Davidson's line containing half an acre more or less, together with all buildings, improvements, etc., warrant title. /s/ Thos. PA, for $3,000 paid, a lot or piece of ground in St.Clair Twp. adj. town of Birmingham, beg. at a post on the west side of Sidneyville at SE corner of Town of Birmingham, ... containing two acres, and also ten lots or pieces of ground in the Town of Birmingham, marked in the plan of said town Nos. 7, 8, 9, 16, 17, 18, 26, 34, 42 & 48, bounded, the said Lots 7, 8, 16 & 17 being contiguous and bounded by Carson Street, by Ormsby Street, by Birmingham Street and by Sidneyville; Lots 9 & 18 lying contiguous and bounded by Ormsby Street, by Carson Street, by Sidneyville, and by the lot first above mentioned; and Lots 26, 34, 42 & 48 also lying contiguous and bounded by Denman Street, by Carson Street, by Ormsby street and by said lot first above mentioned; which are a part of a tract containing 75 acres which John Ormsby on 1 Dec. 1804 recorded Book M pg.365 granted to said Nathaniel Bedford; warrant title. /s/ Nathl.       22-187: Articles of Agreement 10 June 1816, between Nathaniel Bedford of Birmingham and Thomas Duncan of Pittsburgh; whereas the extension of Denman Street of the Town of Birmingham and the extension of Washington Street of the Town of Sidneyville would be of considerable advantage to the adjoining property of the parties hereto, now the said Nathaniel Bedford for the advantages to be derived from, doth grant 20 feet of ground in breadth opposite the mouth of Washington Street afsd extending to & intersecting with the extension of "Derman" (sic) Street, and 30 feet of ground in breadth opposite the mouth of Denman Street afsd, extend to and intersecting with the extension of Washington Street aforesaid, and the said Thomas Duncan for like consideration grants the like quantity of 20 feet of ground in breadth opposite the mouth of Washington Street aforesaid, extending to and intersecting with the extension of Denman Street and the like quantity of 30 feet of ground in breadth opposite the mouth of Denman street aforesaid extending to & intersecting with the extension of Washington Street aforesaid, and the said parties agree that the extension of Washington Street shall be called "Mary Street" that the said extension of Denman Street shall be called "Denman Street" & that the said extension of the two streets shall be and remain open for the mutual benefit of said parties. /s/ Nathl. PA, physician, and Mary his wife, to Thomas Duncan of borough of Pittsburgh, for $293.75 paid, sell to said Thomas Duncan a certain lot of ground on South side of Monongahela River in St.Clair Twp in Allegheny Co., beg. at SE corner of land heretofore conveyed by said Nathaniel Bedford to said Thomas Duncan, then ... to the beginning, containing 70 acres which John Ormsby 1 Dec. 1804 recorded Book M, pg.365, granted sd Nathaniel Bedford in fee, together with all buildings, improvements, etc., also all the estate, right etc. the said Nathaniel Bedford and Mary his wife in law or equity have to hold the said lot containing 94 perches as aforesaid, ... warrant title. /s/ Nathal.       29-372/374: 16 Aug. 1822, Morgan Neville, High Sheriff of Allegheny Co. PA; that Samuel and John Thompson lately in County Court of Common Pleas at Pittsburg for Allegheny Co., on 31 May 1819 by judgment, recovered against Samuel Roberts $389.56 debt and $20 costs, and by Writ of Fieri Facias 20 Jan. 1821, I was commanded to levy the debt and costs on the lands etc. of said Samuel Roberts in my bailiwick, which said Samuel and John Thompson had recovered against said Samuel Roberts, and have the money before the Judges the third Monday of April then next, Sheriff seized the claim of said Samuel Roberts to Lots No.29 and 30 in City of Pittsburgh bounded by Penn Street, by Lot No.28, by the Allegheny River, and by Pitt Street, on which was erected a two story brick house and frame building attached and frame stable, and by an inquisition taken at the house of Florence Cotter on 14 April 1821 by 12 good men, it was found the rents were not of a clear yearly value within 7 years to satisfy the debt and costs, the premises remained unsold for want of buyers, and afterwards by Writ of Venditioni Expowars on 5 Feb. 1822, I was commanded to expose the lands for sale and have the money before the Judges the 3rd Monday in April then next for the debt and costs, and the Sheriff gave public notice of the sale, on 15 April 1822 sold at public outcry to Jane Duncan for $3,400, the highest bidder, Now said Morgan Neville, Sheriff, for $3,400 paid by Jane Duncan, sell to said Jane Duncan the two lots of ground No.29 and 30 in City of Pittsburg, together with buildings, etc. /s/ Morgan Neville, Shff. PA Esq. attorney to recover debts, etc., and also to issue a landlord's warrant from time to time, and collect rents, and appoint said George Stewart my general agent to transact all my business in PA. /s/ Jno.       30-304/306: Letter of Attorney. 6 June 1823, Margaret Duncan of Fleming Co. KY, that by deed 25 March 1820 recorded in Allegheny Co. PA Book B2 Vol.27 pg.310&c, John Finley & Samuel Duncan granted said Margaret Duncan one annuity or yearly rent of $500 out of a tract of land on Grant's Hill in Pitt Twp. in Allegheny Co., being the same tract which said Margaret Duncan by deed 25 March 1820 recorded Book B pg.309 conveyed to said John Finley and Samuel Duncan and by deed of partition between said John Finley and Samuel Duncan dated 7 April 1823 a part of said tract was allotted to said Samuel Duncan in severally and is subject to the payment of one moiety or equal half part of the said annuity, and whereas the said Samuel Duncan is desirous to sell and dispose of a part of the tract of land, Now Margaret Duncan appoints the said Samuel Duncan my attorney to release and quit claim my right and title to the part of the tract of land not exceeding 15 acres in the whole as may be sold by said Samuel Duncan, and in my name to make deed, etc. Also to release the same manner my claim to the tract of land which lies SW of the present road which is supposed to contain about 3 acres more or less, it being my wish and intention to make a gift and donation of the same to my daughter in law Nancy Duncan wife of the said Samuel Duncan, provided that Samuel Duncan and the remainder of the tract after deducting the 15 acres and the 3 acres shall continue to remain subject to the payment of the one moiety or equal half part of the annuity or yearly rent as if these presents had never been made. /s/ Margret Duncan. Sealed in the presence of: It is understood that said 15 acres shall be taken as follows, beg. at the corner near the house lately occupied by James O'Neal & then across towards the spot called the brick ware, so as to include the brick yard & at no other place. /s/ Wm. KY by Samuel Duncan her attorney appointed 6 June 1823, to William Allen and William Fitzsimmons of city of Pittsburgh, Allegheny Co. PA, that John Finley and said Samuel Duncan by deed 25 March 1820 recorded in Allegheny Co. Book B2 vol.27 pg.310&c granted said Margaret Duncan one annuity of $500 payable out of land on Grant's Hill in Pitt Twp, Allegheny Co., being the tract which Margaret Duncan by deed the same 25 March 1820 recorded Book B2 pg.300 and by deed of partition between said John Finley and Samuel Duncan dated 4 April 1823 recorded in Book E, pg.(blank), a part was allotted to said Samuel Duncan in severalty, and said Margaret Duncan by her letter of attorney authorized Samuel Duncan to release her right to each part of the land as might be sold by said Samuel Duncan, not exceeding 15 acres in the whole, and that Samuel Duncan by deed bearing even date herewith has sold to said William Allen and William Fitzsimmons a part of the tract of land containing 15 acres strict measure, now the said Margaret Duncan for $1, quit claim to said William Allen and William Fitzsimmons any part of the annuity or yearly rent of $500 issuing out of the said 15 acres sold ... /s/ Margaret Duncan by "his" attorney in fact Sam'l Duncan. PA, and Nancy his wife, to William Allen and William Fitzsimmons, both of City of Pittsburgh in Co. & State afsd, for $450 paid, sold to said William Allen and William Fitzsimmons a tract of land on Grant's Hill in Pitt Twp, Allegheny Co. PA, beg. ... land of William B. Foster, ... Samuel Duncan's other land, then through the original tract of which this is a part ... along a road ... by land of Jacob Negley ... to the beginning, containing 15 acres strict measure, being part of a larger tract containing 293 acres adj. lands of William B. Foster, William Steele, Jonas Roup, James O'Hara's heirs, Thomas Chadwick and Anthony Beelen, which Margaret Duncan by deed 25 March 1820 recorded Book B2 Vol.27 pg.309&c granted to John Finley and said Samuel Duncan as tenants in common, and by deed of partition between said John Finley & Samuel Duncan dated 7 April 1823 recorded Book E vol.30 pg.159, part of said tract of land including above was allotted to said Samuel Duncan ...; now said Samuel Duncan and wife Nancy gave sold to said William Allen & William Fitzsimmons the free and uninterrupted use and privilege and passage along the mentioned several roads ... and of withdrawing from the spring near the dwelling of the said Samuel Duncan as much of the water ... and have access to digging and laying the pipes necessary for conducting the water ...       30-467/468: Power of Attorney. 17 Sept. 1823, Margaret Duncan now of Fleming Co. KY for $1 paid, appoint George Stewart of Allegheny Co. PA my agent and attorney in fact to collect the amount due me from my son Samuel Duncan of said Allegheny Co. by a sale of so much of the land which I made over to my said son as will be sufficient to raise the amount so due, and to secure the payment of which I hold a lien on said land, it being the same which I purchased at the sale of my deceased husband David Duncan's estate, and upon which the said Samuel Duncan now resides, hereby investing my agent George Stewart with power to make all necessary conveyances etc. /s/ Margret Duncan. 17 Sept. 1823, Margaret Duncan appeared before Nathaniel Foster and William Goddard, two of the Justices of the Peace for County afsd, /s/ N. PA in Book D2 pg.129, granted said Margaret Holvey one annuity or yearly rent of $50 to commence after the death of Margaret Duncan, the mother of said Margaret Holvey, to be received in equal half yearly payments of $25 during the life of said Margaret Holvey out of a tract of land on Grants Hill in Pitt Twp. adj. lands of William B. Foster, William Steele, Jonas Roup, James O'Hara, Thomas Chadwick and Anthony Bulen (Beelen?) containing 293 acres more or less, which said Margaret Duncan 25 March 1820 recorded Book B2 pg.309 conveyed to said John Finley and Samuel Duncan, now I Margaret Holvey for $500 paid by said John Finley and Samuel Duncan quit claim to said John Finley and Samuel Duncan the said annuity or yearly rent of $50 before mentioned, and also my interest in the said annuity of $50. /s/ Margaret Holvey. PA, and wife Ann, to Jacob Eward of City of Pittsburgh, Co. & state afsd, for $275 paid, sell to said Jacob Eward a certain parcel of land on Grants Hill in Pitt Twp. afsd, by land of William Arthurs, land of Jacob Eward, land of Matilda Smith, and land of O'Hara's heirs & Chadwick's heirs, containing 13 acres and 127 perches, being part of a larger tract of land containing 293 acres more or less which Margaret Duncan by deed 25 March 1820 recorded in Book B2 pg.209 in Allegheny Co. granted to John Finley and said Samuel Duncan and by deed of partition between said John Finley and Samuel Duncan dated 7 April 1820 recorded in Book E2 pg.159, a part of the larger tract including the above piece was allotted to said Samuel Duncan, together with the buildings, etc., warrant title. /s/ Saml.
