Z-362/364: That at the May term 1848 of the County Court of Howard Co. MO, an order was made directing Samuel J. Duncan, administrator of the estate of William Duncan decd, to sell the real estate belonging to the estate of said William Duncan decd. for the purpose of paying the debts of said estate, and said Samuel J. Duncan as administrator caused the real estate to be appraised by Alfred M. Morrison, Newton G. Elliott and Robert ?. Boggs, three disinterested ... who proceed on 2 June 1848 ... valued, SW fractional quarter of Sec.34 T50 R16 containing 152 acres valued at $750, and the said Duncan advertised the land for sale ... sale to be made at the court house door in Fayette on 5 June 1848, and proceeded to sell the real estate to the highest bidder and Samuel J. Duncan became the purchaser [of] the SW fractional 1/4 Sec.34 T50 R16 containing 152 acres at the sum of $663, the purchaser giving bond for 1/2 the purchase money with personal security, the remainder paid cash, and afterwards at the June 1848 term of the County Court of Howard Co., Samuel J. Duncan made full report of his proceeding, which report was approved by the court and ordered to be filed and recorded. Now, Andrew J. Herndon, Clerk of the County Court of Howard Co., in consideration of $663 secured to be paid to the said Samuel J. Duncan, Administrator of said William Duncan decd, ... do convey unto said Samuel J. Duncan all the right, title and interest that said William Duncan decd. had at the time of his death to the real estate, SW fractional quarter of Sec.34 T52 R16 containing 153 acres more or less. /s/ 7 Feb. 1850, A.J. MO, was by virtue of a deed of trust executed to me by Leland Wright on 27 Oct. 1845 for benefit of certain securities therein named, empowered to sell the property hereinafter described, and whereas I the said John D. Perry having given 20 days notice of the time and place of sale ... did on Wednesday 24 Nov. 1852, sell by public auction to Samuel J. Duncan of Co. & State aforesaid, for $644, he being the highest bidder, sell to Samuel J. Duncan parcels in Town of Fayette, County aforesaid, Lots 78 & 86 as marked on the plat of said town and now in the occupancy of said Duncan as a family residence. /s/ John D. Perry.
