Deed - Jacob Hall to Samuel Howell

This Indenture Made the twenty third day of  March in the Year of our Lord one thousand seven hundred and sixty five Between Jacob Hall of Oxford Township in the County of Philadelphia in the province of Pennsylvania Esquire of the first part and Samuel Howell of the City of Philadelphia in the said province Merchant of the other part Witnesseth that the said Jacob Hall for and in the consideration of the sum of One thousand six hundred sixty one pounds three shillings and five pence lawful money of Pennsylvania unto him well and truly paid by the said Samuel Howell at and before the Sealing and Delivery hereof the receipt hereof, he the said Jacob Hall doth hereby acknowledge and thereof doth acquit and forever discharge the said Samuel Howell his Heirs and Assigns and every of them by these presents granted bargained sold aliened enproffed released and confirmed and by these presents doth grant bargain sell alien enproff release and confirm unto the said Samuel Howell his Heirs and Assigns a Certain Messuage or Tenement plantation and Tract or parcel of Land thereunto belonging Situate lying and being in Oxford Township aforesaid Beginning at a post by the River Delaware at a corner of William Binghams land thence by the said Binghams land North thirty one degrees ten Minutes West one hundred and ten perches to a Stone thence South Seventy seven degrees fifty minutes West twenty five perches and eight tenths of a perch to a white Oak thence north forty five degrees thirty Minutes West forty three perches and four tenths of a perch crossing Tacony Road to a stone in the line of John Rose's land thence along the side of the said Road the said courses and distances next following: Viz't, North twenty seven degrees twenty minutes west twelve perches and four tenths of a perch to a Stone North thirty five degrees West twelve perches and North forty degrees fifteen Minutes West fifty nine perches and two tenths of a perch by Robert Glenns land to a Stone thence North forty degrees East one perch and three tenths of a perch to a Stone in the middle of the said road and thence along the middle of the said Road North forty degrees fifteen minutes West ninety eight perches and seven tenths of a perch to a stone thence by James Benesets land North fifty four degrees twenty minutes East eighty three perches and four tenths of a perch to a stone thence South twenty five degrees thirty minutes East Two perches and a half perch to a stone thence by Benjamin Brittain's land the three next courses and distances following: Viz't, North eighty five degrees East one hundred and twenty one. perches to a stone North eighteen degrees twenty minutes West one perch and seven tenths of a perch to Stone and North Sixty degrees forty minutes East forty seven perches and an half perch to a Beach Tree Standing on the side of Sissonokissink otherwise Quessinonoming Creek thence down the said Creek according to the several courses thereof about Four hundred and eight perches into the River Delaware and thence down the said River Delaware according to the several courses thereof' about seventy one perches be the same more or less to the place of beginning Containing Two Hundred and sixty five acres and one hundred and twenty six perches [part of Two hundred and Ninety Acres more or less whereof Joseph Hall who was the Father of the said Jacob Hall died in Fee Simple Intestate after whose decease Joseph Hall and others the Brothers and Sisters of the said Jacob Hall by Indenture dated the twenty eighth day of January in the year of our Lord one thousand seven hundred and forty two and Deed thereon Indorsed Recorded at Philadelphia in Book H Vol 7 page 294 etc. for the considerations therein mentioned did grant release and confirm the said Two hundred and ninety Acres were the same more or less unto the said Jacob Hall his Heirs and Assigns forever] Together also with all and singular the Houses Out Houses Edifices Barns Stables Gardens Orchards Ways Woods Rivers Creeks Landings landing places Meadows Marshes Swamps Cripples Flatts or Mudland Roads Lanes Passages Lights Easements Mines Minerals Quarries Fishings Fowlings Hawkings Huntings Rights Liberties Privileges Emoluments Advantages Buildings Improvements Hereditaments and Appurtenances whatsoever unto the aforesaid Messuage Plantation and described Tract or parcel of Land hereby granted belonging or in any wise appertaining and the reversion and reversions remainder and remainders rents Issues and Profits thereof and also all the Estate Right Titles Interest Use Possession property Claim and Demand whatsoever of him the said Jacob Hall either in law or Equity or otherwise howsoever of into or out of all and singular the hereby granted or mentioned to be granted premises And all deeds Evidences and writings touching or concerning the premises now in the Hands or Custody of the said Jacob Hall or which he can get or come at without Suit in law To have said to hold the foresaid Messuage or Tenement plantation described Tract or parcel of land Hereditaments and premises hereby granted have gained and sold or mentioned or intended so  to be with their and every of their Appurtenances unto the said Samuel Howell his Heirs and Assigns To the only Proper use Benefit and behoof of him the said Samuel Howell his Heirs and Assigns forever Under the yearly Quitrent hereafter accruing  for the hereby granted premises to the Chief Lord or Lords of the Fee thereof and the said Jacob Hall doth covenant for him and his Heirs to and with the said Samuel Howell his Heirs and Assigns and every of them by these presents That he the said Jacob Hall and his Heirs the aforesaid Messuage plantation described Tract or   parcel of land Hereditaments and premises hereby granted bargained and sold or mentioned or intended so to be with their and every of their appurtenances unto the said Samuel Howell his Heirs and Assigns Against him the said Jacob Hall and his Heirs and against all and every other person and persons whomsoever lawfully claiming or to claim by for and under his said late father Joseph Hall deceased shall and will Warrant and forever Defend by these presents In witness thereof the said parties to these presents have interchangeally set their Hands and Seals hereunto dated the day and year first above written Jacob Hall   [s]   Sealed and delivered in the presence of us John Hall Jno Reilly - The twenty sixth day of March in the year of our Lord 1765 Before one James Humphrey Esq one of his Majesty's Justices of the peace for the County of Philadelphia came the above named Jacob Hall and acknowledged the above written Indenture to be his Act and Deed and desired the same may be recorded as his Deed Witness my Hand and Seal the day and year above written James Humphrey   [s]   Received the day of the date of the within written Indenture of the within named Samuel Howell the sum of one thousand six hundred and sixty one Pounds three Shillings and five Pence it being the consideration Money within mentioned I say received by me Jacob Hall  Witness present Jno Reily John Hall - Recorded 24th April 1788
