      Deed Vol.95, pg.480: 6 Oct. 1879, Enos H. Smith of San Mateo Co. CA to Madison Howard of Sacramento Co. CA, for $1 paid, agree to sell the parcel in Sacramento Co. CA, the NE 1/4 Sec. 27, and SE diagonal half of NW 1/4 of Sec. 27, both Twp 7 North, Range 5 East of Mt. Diablo Meridian, containing 240 acres according to survey, together with improvements, for $4800, and Howard agrees to pay $4800, $1000 on the execution of this deed, $800 on 19 Sept. 1880, $1000 on 19 Sept. 1881, $1000 on 19 Sept. 1882, and $1000 on 19 Sept. 1883, with interest on the last four payments at 10% per annum payable yearly; that on receiving the $4800 and interest, Smith will deliver a deed for the land, Howard to keep it free from encumbrances except accruing taxes after 1879. /s/ Enos H.       Deed Vol.103, pg.493: 1 Oct. 1881, Enos H. Smith grantor, to Madison Howard grantee, for $4800 paid, convey a parcel of land in Sacramento Co. CA, being the N.East 1/4 and SE diagonal half of NW 1/4 of Sec. 27 in Twp. 7N Range 5E, Mt. Diable Meridian, containing 240a; that this deed is made in fulfillment of a title bond between said parties dated 6 Oct. 1879 and recorded in Book 95 of deeds page 480, records of Sacramento Co. /s/ Enos H. Smith. (FHL film 1,302,221; apparently payment was made early) (MAD: The San Joaquin Cemetery is located in Twp 7N Range 5E; this is where Alfred Coffman is buried, whose wife Elsie was a sister of Madison Howard.)

Howard, admx, made return of sale of real estate; matter came on to be heard 9 Dec. 1898, after due notice published in "Weekly Union" for 3 weeks, that Maurice Leavitt was highest bidder of $100 for 240 acres, in NE 1/4 Section 27, Township 7 North, Range 5 East, and expenses $23.85; probate judge's order confirming sale.
            Pg.109: 13 Dec. 1898, at City of Sacramento, Sacramento Co. CA, Mary E. Howard, duly appointed administratrix of estate of Madison Howard decd, to Maurice Leavitt of same co. & state; that on 31 Oct. 1898 the Superior Court made an order of sale of real estate, described in the order, which was duly sold 25 Nov. 1898 for $100; copy of order recorded 13 Dec. 1898 in Book M, page (blank); sell 240 acres, the NE 1/4 Sec. 27, Twp. 7N Range 5E. /s/ Mary E. Howard, who appeared before C.A. Elliott, Notary Public, 13 Dec. 1898.

      Their probate records start in 1923. Earlier files are at the Sacramento Archives and Museum Collection Center, 551 Sequoia Pacific Blvd., Sacramento, CA 95814, phone (916) 264-7072. An appointment must be made to examine the old records. Had wanted the 1898 probate file of Madison Howard, son of Ignatious Howard and Mary (Duncan) Howard from White Co. TN.

Pension Index Card File, alphabetical; of the Veterans Administrative Contact and Administration Services, Admin. Operations Services, 1861-1934; Duff to A-J Duncan (negative FHL film 540,888, some cards very faint); Joseph Duncan to Dunn (positive FHL film 540,889, some cards very dark)
      Cataloged under Civil War, 1861-1865, pensions, indexes; does not say if Confederate or Federal, but probably Federal. Negative film, some cards much too faint or dark to read, some cards blurred or faded, particularly the service unit and the dates of application. Most of the very faint or dark cards were in a slightly different format, with space for years enlisted and discharged which were sometimes filled in. Many of these were for service in later years, although one or two were for service ca 1866.
      Name of soldier, alias, name of dependent widow or minor, service (military unit or units), date of filing, class (invalid or widow or minor or other), Application #, Certificate #, state from which filed (sometimes blank), attorney (sometimes blank, MAD: did not usually copy), remarks. Sometimes the "Invalid" or "Widow" class had an "s" added to it before the application #; occasionally the area for the service information included a circled "S". The minor's name was frequently that of the guardian rather than the minor.
      The military unit was frequently the Company Letter, the Regiment Number, sometimes US Vet Vol Inf. (US Veteran Volunteer Infantry), L.A. (Light Artillery), H.A. (Heavy Artillery), US C Inf (US Colored? Infantry), Cav. (Cavalry), Mil. Guards, V.R.C. (?Volunteer Reserve Corps?), etc. Sometimes there were several service units given.
      Cards appear to be arranged by the last name, first name, middle initial if any, and state (including "US") of service.
