THIS INDENTURE WITNESSETH, that George W. Howard and Clara E. Howard of the County of Siskiyou and State of California, husband and wife, for and in consideration of the sum of Ten ($10.00) Dollars and other valuable consideration to them paid have bargained and sold, and by these presents do bargain, sell and convey unto William J. Crosslin and Lizzie Crosslin of the County of Jackson and State of Oregon, husband and wife, tenants by the entirety and to the ssurvivor the following described premises, situated and being in the County of Jackson and State of Oregon, to wit:

The North-west quarter of the South-east quarter (N.W. 1/4 of S.E. 1/4) the South half of the North-west Quarter (S1/2 of N.W. 1/4) the East half of the South-west quarter (E1/2 of S.W. 1/4) and lot Two (2) of section Thirty-one (31) in Township Thirty-nine (39) south of Range Two (2) East of the Willamette Meridian and containing Two hunrdred and sixteen (216) acres according to the Government survey.

Excepting however from this conveyaance the right of way of the Oregon and California Railway Company for its road through said land and also excepting the right of way for a county road through said land.

This conveyance is also made subject to the terms of a certain agreement for a right of way for a road for a limited time through a certain portion of said land which said agreement was dated March 25th, 1916 and recorded April 4th, 1916 in Vol. "J" at page 137 of Miscelaneous Records of Jackson County, Oregon.

This conveyance is also made subject to another certain agreement for right of way for a flume and use of two acres of land thein refered to which said agreement was dated April 30th, 1914 and reccorded May 4th, 1914 in Vol. 104 at pages 540-541 Deed records of Jackson County, Oregon.

TO HAVE AND TO HOLD the said premises with their appurtenances, unto the said William J. Crosslin and Lizzie Crosslin, husband and wife, and to their heirs and assigns forever.

And the said George W. Howard and Clara E. Howard do hereby covenant to and with the said William J. Crosslin and Lizzie Crosslin their heirs and assigns forever, that they are the owneres in fee simple of said premises and that they will warrant and defend the said premises from the lawful claim of all persons whomsoever.

IN WITNESS WHEREOF, We have hereunto set our hands and seals this 28th day of August 1917.

KNOW ALL MEN BY THESE PRESENTS, That I, Lizzie Crosslin, widow of William J. Crosslin, deceased, in consideration of TEN and no/100ths Dollars, to me paid by Lee R. Woodward and Ida M. Woodward, husband and wife, do hereby grant, bargain, sell and convey unto said Lee R. Woodward and Ida M. Woodward, husband and wife, and to the survivor, their heirs and assigns, all the following real property, with the tenements, hereditaments and appurtenances situated in the County of Jackson and State of Oregon, bounded and described as follows, to wit:

The Northwest Quarter of the Southwest Quarter; Government Lot Two (2); the South Half of the Northwest Quarter; and the East Half of the Southwest Quarter of Section 31, in Township 39 South, of Range 2 East of the Willamette Meridian, in Jackson County, Oregon. EXCEPTING therefrom land decribed in Volume 223 page 636 of the Deed Records of Jackson County, Oregon. ALSO EXCEPTING therefrom land described in Volume 196 page 300, Volume 204 page 231, Volume 204 page 569, and Volume 228 page 329 of the Deed Records of Jackson county, Oregon.

Together with all water and water rights and ditch and ditch rights pertaining thereto; and subject to the taxes accruing for the period from July 1, 1942 to June 30, 1943, the grantor herein having paid the grantees the prorata earned portion of said taxes.

To Have and to Hold, the above described and granted premises unto the said Lee R. Woodward and Ida M. Woodward, husband and wife, and to the survivor, their heirs and assigns forever.

And I, Lizzie Crosslin, the grantor above named do covenant to and with the above named grantees, their heirs and assigns that I am lawfully seized in fee sismple of the above granted premises, that the above granted premises are free from all incumbrances, and that I will and my heirs, executors and administrators, shall warrant and forever defend the above granted premises, and every part and parcel therof, against the lawful claims and demands of all persons whomsoever.

BE IT REMEMBERED, That on this 16th day of October A. D. 1942 before me, the undersigned, a Notary Public in and for said County and State, personally appeared the within named Lizzie Crosslin, widow of William J. Crosslin, deceased, who is known to me to be the identical individual described in and who executed the within instrument and acknowledged to me that she executed the same freely and voluntarily.
